A 1981 house has copper branch wiring, which is the good news. The panel is the catch. Builders installed 100 to 150-amp panels, and forty years of additions have filled them. A heat pump, a Level 2 charger or a hot tub each wants a large circuit of its own. Add one more and the main breaker starts tripping on the coldest mornings.
So we begin with the panel. We count open slots, read the label and run a load calculation. If there is room, the new circuit goes in on a permit and a written price. If there is not, a 200-amp upgrade comes first, and PECO resets the meter.
Home offices bring a different request. A room that once held a guest bed now holds two monitors, a printer and a router, and the single outlet is not enough. We add dedicated circuits and run proper data lines so the video call stays up.
EV chargers lead the list. A Level 2 charger needs a dedicated circuit, a breaker sized to it and a spot in the panel. In a 1981 house that spot rarely exists, so the job may start with a subpanel or a 200-amp service. We show you both prices before you pick.
Heat pumps come next. The outdoor unit and the air handler each need a circuit, and the backup heat strips draw a surprising amount. We size the circuits from the equipment data plate, not a guess, and an amperage check tells us whether the service can carry it all.
Then the quieter jobs. A hot tub circuit with a GFCI breaker. A ceiling fan on a fan-rated box. Whole-home surge protection at the panel, which matters more now that the furnace, the fridge and the charger all carry circuit boards.
Permits in Gwynedd come from the township for your address, Upper Gwynedd or Lower Gwynedd, under the Pennsylvania Uniform Construction Code. Both, like most Montgomery County townships, use a third-party inspection agency. A charger, a heat pump circuit or a panel upgrade each needs a permit and a final inspection. We know which township covers your street, file the permit, book the inspector and meet them on site. The fee is inside your written quote.
PECO Energy Company delivers power to ZIP 19436. A new circuit needs no PECO involvement, but a service upgrade does, since PECO pulls and resets the meter. We book that appointment. Outages on the lines are PECO's. From the meter into the house, the work is ours, day or night.
